Preparing for a Build

Oftentimes, the level of success in a construction project can come down to whether appropriate preparations were made even before the work begins.

The following are a list of items that the customer should be aware of prior to construction to help make an uncomfortable process go more smoothly. The homeowner who assists us in following along with these recommended steps will likely achieve the best possible outcome for their installation.

Roofing a House

Information to help prepare for construction:

MATERIALS DROP / DUMP TRAILER

  • It is very helpful to know your preferred location to drop building materials before construction commences. This can often be on one side of a driveway or the other. Please inform us of where you would like these materials placed beforehand as it is extremely difficult to have them moved once they're dropped on-site.

  • Additionally, it is helpful to know whether our crews will be able to position their dump trailer near your home in order to provide for ideal debris management.

PARKING ARRANGEMENTS

  • We recommend parking on the street the night before construction commences so that you do not get trapped in your garage by a dump trailer arriving first thing in the morning, or from an accumulation of debris during tear-off.

  • If you are unable to gain access to the street, and are close with a neighbor, maybe they will allow you to park next door? Please use your best judgment.

NOISE CONCERNS

  • Demolition and subsequent installation of new components will be a very noisy process. There is no way to avoid this, and we want to give ample notice so you can be prepared.

DEBRIS / NAIL AWARENESS

  • Construction will involve hundreds of nails, screws, and sharp objects. Our crew members are committed to skimming the yard and walkways with a magnet each day they are working on-site. It is impossible to get every single nail, but we will try.

  • Please be cautious around the yard after the project is complete and keep your eye out for debris that may have been missed. If the crew finishes as it is getting dark, debris is likely to be missed during clean-up.

  • If you are not satisfied with the condition of your property following construction, please inform your assigned project manager at your earliest convenience.

LAWN MOWING

  • One helpful tip that really helps with debris clean-up is if you would consider mowing the lawn a day or two before a build. Very short grass makes it much easier to locate nails.

ROOF INSTALL: CEILING FIXTURES

  • The installation of shingles involves a lot of banging around on the top of your roof. This is a high-impact process that produces a lot of noise as our laborers will need to fully remove and replace the old material which is affixed to the roof through various means.

  • If there are any loose ceiling fixtures or chandeliers on the top level of your home, it is recommended you consider removing these items during installation to avoid the possibility of them becoming dislodged or damaged (especially if a safety chain is not installed).

SIDING INSTALL: WALL HANGINGS

  • For the same reasons that went into our recommendation to remove ceiling fixtures, we request that you pull things away from the walls and remove hanging items that are breakable during siding installation as there is a risk of vibration which could cause these items to fall or be damaged.

  • You may also consider removing wall hangings on an upper floor during a roof installation just to be safe.

DECK / PATIO FURNITURE AND DECORATIONS

  • Thousands of pounds of debris come off your roof during installation, and there is no way to contain it all. Especially if the wind is blowing, shards of shingle waste will come off the roof. These pieces can be sharp enough to effectively skewer landscaping.

  • Since it is impossible for us to protect every part of your property from knicks and scratches, please take the precaution of moving anything of special value away from the house by at least 10 feet.

  • Our laborers are happy to help move heavy items on the day of installation if necessary—we obviously want to avoid damage to personal property wherever possible.

GARDEN BEDS AND PLANTS

  • If there are landscaping elements in need of protection that cannot be moved, please inform your project manager and we will have our crews take special precautions for those items.

  • Our crews will do their best to protect landscaping immediately around the house, and again, please let us know of any particular areas of concern so we can be extra careful. We apologize in advance if any shrubs lose a branch, or any flowers get squished.

SATELLITE DISH 

  • If you currently have a satellite installed on your roof, we will remove it from its current location and replace it in the same location. Our crew will do their best to put it back exactly how you had it, but sometimes the signal can be disrupted during this event.

  • If this occurs, your provider will need to come out and recalibrate the dish. Certain providers will charge a nominal fee for this. If this is required in your case, please notify your project manager immediately so we can request a reimbursement payment from your insurance company.

NOTIFYING THE NEIGHBORS 

  • During the course of the installation process, your project manager may attempt to notify immediate neighbors that we are underway on a construction project in order to provide them with contact information in case any debris were to fly onto their property.

  • However, we will not always be able to reach the people around you, so if you have any especially curious neighbors, consider informing them you have an upcoming construction project in case they have any concerns. In the event there are concerns, please notify your project manager accordingly.

After construction is finished:

      Once construction is complete, a project manager will inspect our workmanship and notify you if there are corrections to be made. We will then file any applicable warranties and mail you out an itemized invoice along with a conditional lien waiver. Once your account is paid in full, your warranty will be sent to you in the mail by the product manufacturers.

If you contracted with NorthernPro through retail means:

  • We will send you a final invoice which is due on receipt of completion of work. If you have any questions or concerns regarding your invoice, please contact your project manager accordingly.

If you contracted with NorthernPro for an insurance claim:

  • We will send your insurance company a certificate of completion notice (COC), and submit an official request to your carrier to send final payment. Following this, insurance proceeds will typically arrive in 7-10 days.

If the final check is made payable to your mortgage company:

  • Please contact your mortgage company’s loss-draft department to notify them your repairs are complete, and to request a co-signature on the check. (Oftentimes, it is easiest to reference the 1-800 number listed on your most recent mortgage statement.)

  • Some mortgage companies require a final inspection which must be scheduled by the homeowner. NorthernPro has no communication rights with mortgage companies due to privacy of information unless you sign a mortgage affidavit authorizing us to speak with them on your behalf. Please ask your project manager for more details.

Once the final insurance check is received:

  • NorthernPro will follow-up with you after all steps are complete to ensure you were satisfied throughout the entirety of the process. Our first priority is to make this a pain-free, low stress process for you with as few inconveniences as possible. Once we are assured of your satisfaction, we will say our goodbyes and allow you to enjoy your finished product!
